This is the fourth fire alarm visit for the testing year (October 2025 – September 2026) set out by the University's schedule, and requires a visit of silent testing preceded (or followed) by LIVE TESTING which will involve activating all sounders and fire interfaces in the building(s).

During the LIVE TESTING, all sounders will be activated. BTS will be wearing ear defenders, but cannot supply them to all the occupiers of the buildings. The building does not need to be evacuated, but can be if the occupiers so wish. All interfaces will be activated which mostly (but not limited to) action BMS links and door closures. There can be no exceptions due to the requirements of the tests. The alarms should be assumed to be activated for a period of up to 15 minutes from the time stated below (in brackets) unless otherwise stated.

BTS can make no guarantees that we will be able to get plant back online as soon as the test is finished but we can contact FM to assist where required.

A period of silent testing will follow (or precede) this where a selection of input devices around the building(s) will be activated silently. This will not activate any outputs on the system. BTS will regularly monitor the system for any real fires and raise the alarm if necessary.

Please be advised that the replacement of obsolete BMS controllers in the Central Boiler house will be taking place between the 20^th July and the 31^st of July 2026

For the work to be completed it will be necessary to shut down the main boilers during this period. The CHP will be able to meet the demand of the hot water for this period but there will be a need to shut the central pumps down briefly during the boiler shutdown period to change over the controller for the pumps.

Description of the Works 

A short series of outdoor flight tests of a small tethered solar balloon (a "heliotrope") will take place in the car park, adjacent to the Design School. The tests are being carried out by a Design School Masters student as part of an assessed MSc research project investigating low-cost aerial platforms for disaster response and have been reviewed and approved by Estates Management and Health & Safety.

The balloon is filled with ambient air only (no flammable or pressurised gas), heated by sunlight to generate lift. It will always remain tethered at low altitude (3–10 m) and will be supervised continuously by the researcher.

Impact on colleagues and students: A small section of car park measuring approximately 5m^2 will be cordoned off for the duration of each test. The area is not currently in use for parking, and no other parking spaces, footpaths, or building entrances are affected. Access along Towers Way, including emergency vehicle access, is unaffected. Grounds, maintenance, and accommodation services requiring access to the cordoned area during the test window should contact Alexander Crasneanscki, +44 7508305262 to coordinate.

Tests are weather-dependent and will only proceed in calm conditions; postponed tests will be re-notified through FM Helpdesk.

The gas entry pipework to Falk/Egg Common Room, Performance Centre Gas Meter Room + Rubber Crumb Plant Room + Performance Centre Meter Kiosk + Performance Centre Corridor (Box100 plant room + SDW hall), 3D Design Gas Meter House, Fine Arts Tin Can Plant Room, Village Central Hub Reception (International House) & David Collett Plant Room is to be replaced in line with the HSE gas safety case requirements, the high risk corroding steel pipework is to be replaced with new above ground MDPE risers (WASK fittings) to allow new entry pipework to the latest gas standards and guidelines. In addition to the entry replacement new external building service isolation valves will be cut into the gas service pipework leading up to the building.

The 3D design meter house pipework is to be replaced at the same time as the fine art building entry replacement, this has been scheduled to coincide with the 3D design meter replacement by Energy Assets to avoid multiple shutdowns to work on the same gas system.

Excavation to expose the existing buried gas pipework will be required to allow the service to be squeezed off, in some instances footpaths will be partially affected for the duration of the works. Noise is expected from heavy plant machinery.

During the works to Falk Egg common room there will be no gas available, consequently the laundry driers and hot water service will be unavailable during the works.

The hot water service fed from the Performance Centre Rubber Crumb will be affected by the work while the gas pipework is replaced – there will be no hot water available during the works.

The hot water service & laundry driers fed from the David Collett Plant room will be affected by the work while the gas pipework is replaced – there will be no hot water or driers available during the works. The sub-warden flat boiler will also be unavailable during the works.

BTS are undertaking the replacement of the existing 6400 panels fire alarm panel with new 6500 Protect fire alarm panel.

Panels are located on West floor 0, 9th, 14th & 18th and East floor 6^th & 17^th.

The works also involve checking the cause and effect has transferred over ok (and reprogramme if necessary) and then perform checks on the labels, signalling, sounders, delays, and any other parts of the cause and effect. 

There will be lot of disruption through the activation of the alarms. These would be limited to about 30 seconds activation each apart from one which would last about 5 minutes. 

BTS will liaise with Security during the testing of the fire alarm system.
